Market Update in NH – Real Estate

Time for another market update.  What’s going on?  I decided to expand my data to include all of Hillsborough county, NH.  Some of the towns in Hillsborough are: Amherst, Bedford, Hollis, Hudson, Litchfield, Manchester, Merrimack, Milford, Nashua, and Pelham.

May and June are the busiest months in New Hampshire.  This chart shows 3 years of June activity.  What’s real interesting is this year and 2010** are similar in sales, but pending listings have jumped up this year!  That means in the next 2 months you are going to see a large increase in closed sales over the last 2 years.

This is great news for the real estate market!  The market has stabilized, many towns in this area are experiencing multiple offer situations, marketing times have decreased, and interest rates are crazy low!

**Let’s not forget, 2010 was the year of the tax credit for new buyers which artificially inflated the activity that year.

Grand Opening for Merrimack Premium Outlets

This is a big weekend for Merrimack, NH.  The much anticipated grand opening celebration for the Merrimack Premium Outlets.  Located right off the highway, Exit 10 on Route 3, it will be very easy to find.

Nashua Market Trends

So what’s going on in Nashua?  Let’s compare last years first quarter with this years.  New listings are up 17%, Solds are up 8%, and Pendings are up a whopping 20.5%.

What’s really interesting here is you can see on the graph that the new listings and pending listings are coming closer together, and just may intersect this year.  Why is this important?

Notice last years inventory grew at a larger rate than those going under contract…it caused an oversupply.  Listings are moderately increasing, while pendings are dramatically increasing.  The inventory is balancing out, and the graph is showing that!

This is great, but we still have quite a few existing listings to work through. Right now Nashua is a hotbed of activity.  It a property is priced right, and in good condition, it will typically sell in 3-6 months. A balanced market will typically have 3-6 months worth of inventory on the market.

USDA No Money Down Programs

The government has a sponsored program that can assist households purchase a home with a low or even no down payment.  One of my favorites is the Rural Development Loan program.

SOME KEY POINTS:

  • Property must be in a USDA designated rural location.
  • 100% mortgage LTV which is based on the APPRAISED value
  • Zero down payment and low interest rates.
  • No limit on seller concessions or gift.
  • 30 year fixed rate
  • USDA approved lenders only.

Rural Development Loans are available in these New Hampshire communities: Atkinson, Hampstead, Amherst, Windham, Pelham, Bedford, Brookline, Hollis, Litchfield, Lyndeborough, Mason, Mont Vernon, New Boston, and Wilton.  For a full list of New Hampshire towns, and income requirements, read the FACT SHEET.

The ineligible area list for NH is far smaller: Concord, Derry, Hudson, Keene, Nashua, Londonderry, Manchester, Merrimack, Portsmouth, Rochester, Salem,parts of Goffstown and Hooksett.

Hudson NH Real Estate Trends

What’s going on in Hudson?  The spring market hit well over a month ago (the spring real estate market starts in February or March) and looking at the graph below you can see the increase in listings going under contract.

Once a property goes under contract it will typically close in 60 days, so the increase in contracts will make the next couple months show a large increase in sales.  Just look at January and Febuary of last year.

The active listings show 4 months of inventory….a stable market typically has 3-6 months active inventory.

Finding Properties That Can Use Government Assistance Programs

There’s a wonderful new web tool called “Down Payment Resource” that is integrated into New Hampshire’s MLS system.  It helps determine if a buyer is eligible, and if a property is eligible, to use government-funded programs for down payDownPaymentResourceNashuament assistance, affordable fixed-rate mortgages, mortgage credit certificates, and rehab loans.

This tool was voted most Innovative New Techonology in 2011 by Inman News.  Click on the image and it will direct you to the site.

My Twitter Philosophy for Following Others:

Yes, I enjoy a good twit!  I’m an off and on again participant.  Great way to meet people with similar interests from all around the  world.  On  the occasion I want to boost my website rankings I may post my website link, or  a blog post.

I’ve learned over the years to have a system in place to  organize my followers because it can get out of hand.  I have my favorites that I engage with and  then I have those who just post great stuff. Most others I weed out.  The way I  determine who I don’t follow is like this:

1. The person has a zillion followers, but very low tweets…basically
people who just follow everybody to get their follow list up.

2. No Egg Heads (lacking a profile pic).

3. No variation in posts, ie lists of quotes or only links.

4. Low to no engagement/interaction with others.

5. People who only interact with others or only talk about their
little lives.

6. Boring People, which cover #4 and #5.

To determine if I want to follow somebody I use Hootesuite to review their profiles.   I have an account with SocialOomph that sends out this autoreply message: Hi there! Engage me if you want me to follow you back. Just say Hi @AppraiserJenn Thank you –Jenn.”

So when somebody follows me I have a list set up in Hootesuite that shows my Outbox messages.   If somebody does in fact “engage” me I look at that profile first of course.  I go through my Outbox messages probably twice a month.

Not everybody agrees with my strategy, but it works for me.
