It’s about time I did some graphs for Pelham.  After all, I’ve been living here for over 2 years now (time flies).  Since moving here the Pelham market has only just come out of it’s slump at the beginning of this year.

It’s looking solid in the Pelham NH real estate market! Below are 2 graphs I ran on properties for existing single-family homes in the previous 6 years.  Higher end properties have finally started to sell, huge increase in activity, the days on market to sell has gone down, and you won’t catch me saying prices are going up…but, multiple offer situations in entry-level homes have been happening.

That’s a significant upswing in pending home contracts in the last few months.

Look at that obvious seasonal real estate CYCLE!


The next graph shows the decrease in the days on market- the time it takes to sell a property in Pelham.  Seeing the large decrease this year indicates an increase in demand.

Why don’t I get anything done when I work from home?

As I sit here emailing a new real estate listing to my favorite client, and trying to finish an appraisal report, my mind starts to wander into the many reasons why I’m not as productive working from home.  So I decide to write down my top 10.

1. I cannot see the top of my desk because of all the junk mail, statements, children’s school notes, and the occasional dog on the desk.

2. Coffee breaks come every 15 minutes.

3. Dogs want to go out every hour.

4. The dishes in the sink are calling me…loudly (one just jumped to their death off the counter as the dog was licking it).

6. The daydreaming that comes from being overwhelmed by the paperwork on my desk.

7. Once I wake up from the daydreaming I consider moving the wash into to the dryer.

8. Still considering it.

9. The inevitable delaying of the shower.  Then worrying I’ll have to go out on a moments notice.

10. FACEBOOK!

Real estate productivity at its finest…I need to get to the office.

Notice all the listings FOR SALE….then notice the downward trend of listings over the last few years. Then notice the pending listings(listings that are under contract), and lastly the sold column.

Conclusion: Inventory has been decreasing, listings under contract going up, and then the sales, year over year comparison, have also been going upLower inventory and more activity make for a good market!

Nashua’s Central Fire Station Repurposed?

How about we do something with this downtown building?

I enjoy taking pictures of interesting buildings. This one was once the Nashua Arts and Science Center. Look at the corbels, the arched window headers, the brick detail on the gable, and what’s with that window air-conditioner? Yikes

I liked the picture so much I used it on my Facebook Page for a while, and started to look into the significance of the 1870 date.

Well, I learned quite a bit of Nashua history in my search, but I’ll focus on this picture. It’s the original Central Fire Station, which is on what’s now known as Church St. I wish it had a better use, looking a bit run down now.

Going by the Central Station countless times in the previous 3 decades,  I never noticed the tower on the back left of the building until I saw this picture.  Old fire houses had a bell tower…that was the fire alarm for the neighborhoods around it. Most bell towers have been removed due to structural deterioration. Look at the bell tower in this old postcard photo of Central Station.

Here’s a good example of a re-purposed fire station in Lowell, MA.  It’s now a restaurant and offices.  Beautiful building from the street.  Notice the bell tower is still there.

You can find a great history of Lowell firefighting:  Lowell Fire Fighting by: J.T.Strunk.  My uncle Gerry was a Captain at this station before it (and he)retired.   I would love to see Nashua do something with the old fire house.

Short Sale Hardships in NH

If you think your home is underwater one of the first questions that may come to your mind: “Is my house eligible for a short-sale?” One of the most important components in determining if you are eligible for a short sale is the hardship letter.

Hardship is defined as an adversity.  Something, difficult or unpleasant, that you must endure or overcome. www.yourdictionary.com

If you’ve already done some research you may have heard of the typical hardships like job loss, divorce, or illness, but sometimes other types of hardships can be approved. You also need to show a financial hardship…you need to be in a position that you cannot pay the deficiency. Every situation is different, every bank is different, and every transaction is different. So there are no guarantees, but the letter of hardship is extremely vital to the success of a short-sale.

One example of a not-so-typical hardship:

I was helping a couple who lived an hour from their kids school (divorce situation-the kids remained in the same school system).  The bank approved this short-sale.

 

Next, we need to determine the current market value of the property. You need to sit down with a real estate agent who is familiar and EXPERIENCED in short-sales. There are obstacles that need to be explained to you, so you can be prepared.

The concept of the empty bowl events is just amazing…really, somebody thinking outside the box.  Every community does something a little different: http://www.emptybowls.net/, but the idea is to help feed people in need.

The snow is slowing down as of 7:45am. It’s blowing around…so light and fluffy. We didn’t lose power last night, but the wind was insane. It did create some large snow drifts. Time to go out and play.

Many of us here in New Hampshire remember Snowtober, 2011. How long was your power out? I had just moved 6 weeks earlier into our home…we were not prepared. Snowtober had just under a foot of snow…nothing big around these parts. It was the rain that did us in as the snow turned to heavy ice. Eagle Tribune 10/31/2011 Article

Halloween was cancelled that year, the power was out for over a week. You think you can stick it out…after the 3rd day you regret not booking a hotel, because it really sucks! Sure, you don’t have TV, internet, and lights. That’s not that bad, but no heat, no cooking, can’t flushthe toilet, dirty dishes covering every surface of the kitchen, and a fear of the pipes freezing.

You go to bed cold at night, everybody trying to snuggle into one bed to keep warm. Your body aches from tensing up in the cold. Your kids are tired, bored, and hungry. Nothing is open for hours from home. You regret not booking that hotel early on…now they are all booked up, even 3 states over.

You can only imagine the relief when the power finally came back on. Really, the smell was getting to me.

As we enter into another grand scale storm, a blizzard called Nemo.  Here is a list of important items I did to prepare myself.


THE BIG LIST
    • Catch up on laundry as soon as you hear the weather. I found out the hard way what it’s like to run out of underwear.
    • Make sure you have food that doesn’t require a lot of preparation. It’s hard to cook when your stove and microwave don’t work…and it’s just too cold to use the grill.
    • Know where your candles and matches are stored. Nothing worse trying to find them in the black of night, kids crying because they’re scared. You know you have a zillion Yankee candles somewhere!
    • The same goes for flashlights. Know where they are, and make sure you have the extra batteries. I mean really, when was the last time you purchased D batteries?
    • Wood, yes wood…bring it close to the house. Yeah, you’ll have to restack it, but there’s nothing worse trudging out in 2+ feet of icy cold snow and carry it into the house.
    • Make sure you have room in the garage to put the cars. Drives me nuts when the plow guy comes and he can’t get close to garage because of the cars. Then I have to shovel all that snow before it builds up into a 3″ layer of ice. I’m trying something new: parking the one car that doesn’t go into the garage off to the side, not even near the garage, so the plow can get close.
    • Fill all the gas cans you have so you don’t run out for the generator. Oh yes people, get a generator! A small portable one is fine; at least you’ll save all the food in the fridge. We lost a lot of food that year, expensive replacing everything in both the refrigerator and the freezer in the garage.
    • Very, very important: water! Remember, even if you have public water, the filtration systems will stop working. Stock up on bottled water. When you have a well, fill your bathtubs. Nothing worse than going a couple days without being able to flush the toilets!! The clean up after is a nightmare, again, trust me.

Its 10:30pm now, the wind is picking up and the snow is coming down fast. Nemo is swimming around out there. I’ll update in the morning with more pictures if I have internet. Power loss is inevitable with the strength of that wind out there.

Negative Environmental Influences in Real Estate

We’ve all heard the saying that when buying real estate it’s about location-location-location.  Houses in some towns have higher predominant values than others, the same with some neighborhoods, but what I’m talking about is more specific: negative environmental influences.

An appraiser looks at surrounding lots to determine the uses and influences that would affect the subject property.  It could be a positive influence like conservation land or a park.  In many cases there can be negative influences such as commercial or industrial businesses, high-tension power lines, or even contaminated or Superfund sites.

What is a Superfund site?  It’s a site where toxic waste has  been dumped and the Environmental Protection Agency has designated the site to be cleaned up.  Typically the area has restricted access and is fenced in.

The typical buyer wouldn’t know how to begin a search on site influences other than what they see driving by.  Would your typical real estate agent know this information?  If they know, they should be disclosing it to you, but they don’t always know.   The appraiser would be reporting site influences in the appraisal report…you need to read that report thoroughly.  Unfortunately, by the time you get a copy of the appraisal you will be near your closing date, or worse, you find out after you move in!  In many cases these sites have been cleaned up, but it could affect the marketability long-term.

Whether it be buying a house, stocks, or even a Doctor’s diagnosis, you need to be your own advocate.  Do your own due-diligence.  Research, research, research…takes time and practice but the more you do it the better you get.  I happen to do it for a living, and my endless curiosity pushes me to take extra steps in researching a property…be it for an appraisal or a client.

The reason for this post is because I did an appraisal on such a property in Nashua, NH.   The state owns the property behind this lot, the tax records do NOT indicate it’s a Superfund site, but town has the owner as the State of NH, Dept of Environmental Services.  Hmmm, so I went on the EPA site and found out it indeed is a contaminated brownfield.

A well labeled site in the picture to the left is very obvious.  The Mohawk Tannery Site is located in a neighborhood close to downtown Nashua and adjacent to the Nashua river. 

The EPA defines a brownfield site as: “the redevelopment or reuse which may be complicated by the presence, or potential presence, of a hazardous substance…”
