    I started a special blog for a special house.  A beautiful antique colonial located at 354 Nashua Rd in Milford, NH.  This is a mixed use property…it’s zoned Residential but Milford has a special overlay district called the “Nashua and Elm St. Corridor Overlay District.”   A perfect situation if you always wanted to be located close to your office, but still keep it separate.

     Currently it’s a medical clinic, prior- a vet, and before that it was an inn.  The living area is completely separate from the office space.  It includes a waiting room, reception office, kitchenette, 3 offices, and a conference room on 2nd floor.

I’ll be adding photos in the next couple weeks, just had a huge estate sale and the place needs to be put back together!

The Pelham Rec Department did, and started the Pelham Zombie Patrol (PZP).  Tour through Veterans Memorial Park, starting with a hayride. Enter the deep dark woods, travel out of the “safe zone” to combat the zombies with laser guns. Quite the adventure!

The Pelham Python Robotics Team are offering goodies for sale: from chili, tacos, kielbasa, sweets, and more. Offerings change nightly!

A prior post I wrote: “The End of the Hometown” focuses on where you would consider your hometown: your birthplace or the town you settled in.  I stumbled upon this #TEDtalk titled “Where is home?” by Pico Iyer which twists and turns as it moves around the subject of what is home.

The definition of home implies permanence, but in today’s mobile society it’s no longer that simple.

I deal with homes in the brick and mortar sense, I see the attachment people have to a location and how people perceive what is home.

5. Yes, I have a fascination with Mill Buildings. This is the back of the Franklin Mills and that beautiful Greeley House.  This one is for sale too.


It’s best to walk around to really appreciate these areas…get out of the car!  I’ve blogged about a couple of them and had the pictures already.  The mill building area west of Main St (the area the Broad St Parkway will be heading into) has so much potential, so much history.

Don’t just look at the rubble, the skeletons of old buildings, the weeds and overgrowth…imagine the potential of what this area could be…please.

It’s me again.  Don’t you just love researching real estate!  No?  Then you should call me to help you.  My email and phone are on this site somewhere.

So let me tell you about one of my favorite resources: Geographical Information Systems or GIS for short.  It basically a large data organizer that government (municipal, defense, intelligence), universities, health, and so many more use to easily visualize large quantities of data and their relationships.

For real estate/municipality purposes it takes different property maps such as a map for lot dimensions, zoning, water lines, conservation areas, and overlays them together for easy searching and viewing.

Find the municipality’s website and many will have an interactive GIS mapping system.

Trailer, Manufactured, or Modular? Real Estate Terms

What’s the difference?

Well, a trailer or mobile home, is now referred to as a manufactured home.  A modular, on the other hand, is a regular house.  Really, that’s it!

Ok, maybe there’s a little more than that:

modular is typically of wood frame construction, built off-site, and in a factory setting.  It is built to local codes and would offer the same marketability as a standard site built home.  There are varying degrees of quality from an entry-level basic structure to a real high-end upgraded structure.

A manufactured home is also built in a factory.  They are typically built on a metal frame with axles that are used to transport the sections.  They are built to HUD (U.S. Department of Housing and Urban Development) standards…a separate national code for construction.  The tolerances may be different than local code depending on the area: sometimes more strict, sometimes less.  In 1976 HUD standards where developed and the term “manufactured” was coined to describe these dwellings.  I suppose it sounds better to say I live in a manufactured home rather than a trailer.

These are very basic definitions, but hopefully it helps you understand that the only difference between regular house construction and modular construction is one is built on-site and the other in a factory setting under a controlled environment.  From an real estate value standpoint they would be comparable.  Whereas a manufactured (trailer) may also be built in a factory, but it is not built to the same standards and therefore not comparable.
